How important is having the right Realtor®?

Our experience of 30+ years makes it clear that the right agent is more important than any other factor.

Here is an example:  We counseled a couple preparing to sell their home.  They were concerned that Oak River Properties was not among the largest. We explained how we chose Oak River Properties because of its client-centered focus and its superb ethical stance.  We cautioned that they should not be "persuaded" by a large company's sophisticated presentation.  (We have worked for large companies and owned our own brokerage firm.  We know all sides.)

Our reasoning is simple. The Multiple Listing Service (MLS) is used to find, analyze and select suitable properties.  As a buyer, would you care who the properties are listed with? Therefore, the extensive marketing of large companies is to attract buyers in order to increase the volume of sales, not to sell particular homes.  

Because the MLS is by far the most significant source of locating and presenting properties, an agency not among the largest has same ability to locate properties for a buyer.  The real difference for the seller is the agent.

In the earlier example, we explained to the homeowners that pricing in a market that is past its peak and trending down is crucial.  Our understanding enables us to foresee price trends and advise on pricing accordingly.  We know when things change early on because we have seen it before. It's called experience.

In this case, the owners elected to go with a large company.  Well, it took a year for the home to sell - for $100,000 less than the start price!  We know why that happened. If they had been our client, they would know as well -- and more than likely their home would have been sold long ago and for significantly more.

In summary, market experience is more valuable than a stylish marketing plan or oversized office. We have a restricted clientele, unlike agents who may be well known, but overwhelmed with too many homes to sell and buyers to service. A well functioning office and experienced agent enables a focus on your specific needs and property.
